Getting Disturbed Ground Covered and Closed Out
Builder and site hydroseeding is the work we do for home builders, site contractors, developers and property managers around Raleigh: subdivision lots and common areas, commercial pads, detention pond banks, road and utility shoulders, and anywhere else graded ground needs vegetative cover. Hydroseeding is the standard tool for it because one truck can cover a large area in a day, the mulch protects the seed from the first rain, and the slurry reaches banks and corners that a drill seeder cannot.
Why timing matters on a site
North Carolina's erosion and sedimentation control program, under the Sedimentation Pollution Control Act of 1973, requires erosion and sedimentation control plans for land-disturbing work that falls under it, and local programs handle review and inspection in many areas. Within Raleigh, the City requires an approved plan once more than 12,000 square feet is uncovered. On a permitted site, ground cover is not a nice-to-have. Graded areas left bare invite washouts, sediment in the street and a call from the inspector. We schedule seeding to follow the grading crew as closely as the work allows, so the window between final grade and cover stays short.
Raleigh weather and site seeding
September is Raleigh's wettest month on average, and late summer into early October is the peak for tropical rain, right when many builders want lots seeded with fescue. We raise mulch rates on those jobs, and the steeper cuts get either a bonded fiber matrix or staked blankets. In the heat of summer, when fescue will not establish well, we can use a warm-season mix or a temporary cover to hold the ground until a permanent seeding date.
Working with the plan
We seed to your approved erosion control plan: the seed mix, rates and mulch it calls for, temporary or permanent cover, and the areas it marks. If the plan leaves the choice to the contractor, we will recommend a mix that suits the soil, the season and how the area will be used. We can also handle the silt fence, inlet protection and fine grading that come before seeding, so there is one crew to call instead of three.
What builders ask us for
- Lot seeding behind finished homes, ahead of closing
- Common areas, entrance medians and amenity lawns
- Detention and retention pond banks and swales
- Road shoulders, utility corridors and sewer easements
- Temporary cover on stockpiles and phases that will sit idle
- Touch-up seeding of washouts and thin areas before closeout
Choosing among hydroseeding contractors
When you compare hydroseeding companies, ask what is in the tank and at what rate, how slopes are treated, and who comes back if a storm takes out a section. We put the mix, mulch rate and treatment for each area in writing, so the bid you compare is the work you get.

How a Site Job Runs
1. Plan review
We go through the erosion control plan or site plan, areas and seeding specs.
2. Walk the site
Check grade, access, water source and which areas are ready.
3. Written bid
Mix, rates and mulch for each area, with phasing if the site finishes in stages.
4. Seed behind grading
We spray areas as they reach final grade to keep bare time short.
5. Check and touch up
After storms or before closeout, thin spots and washouts get reseeded.

Builder & Site Hydroseeding Questions
Can you seed to our approved erosion control plan?
Yes. We follow the seed mixes, rates and mulch the plan specifies for temporary and permanent cover. If the plan leaves choices open, we recommend options that fit the season and soil.
Do you bring your own water?
We carry water in the tank and refill as needed. On large sites a nearby hydrant or water source with permission speeds things up a lot; we sort that out on the site visit.
What do you use on steep cut slopes?
Heavier hydromulch, a bonded fiber matrix, or straw or coir blankets staked over the seed, depending on the slope and how much water runs over it.
Can you seed in winter?
Permanent grass establishes slowly in cold weather, but temporary cover and mulch can still go down when the ground is not frozen, then permanent seeding follows in the right season.
Do you handle single lots for small builders?
Yes. A single lot behind a finished house is a normal job for us, and we can batch several lots in one trip.
