Grade It Right Once, Then Seed

Fine grading and topsoil work is the part of the job, done before any seed, that settles whether a new Raleigh lawn drains, grows and holds up. We shape yards so runoff moves out from the foundation and off the property, spread and level topsoil where the ground is bare clay, fill low spots, and prepare the surface for seed. When a lot holds water, the same crew digs and trenches for French drains, yard drains and downspout lines.

What we find on Raleigh lots

The Cecil soil that covers much of the Piedmont uplands has a sandy loam surface over red clay, and on eroded or scraped ground the surface turns to sandy clay loam or clay loam. On a new-construction lot, the equipment has usually packed that clay hard and the topsoil is gone or in a pile. On older lots, decades of runoff may have thinned the topsoil on the high side and dumped it on the low side. Either way, seed sprayed straight onto that surface struggles, and water that pools against the foundation or runs across the yard will undo the work.

Yard grading and land grading

For most homes, yard grading means setting a steady fall away from the foundation, shaping swales between houses so water has a path to the street or a drain, and smoothing ruts and humps left by construction. On larger properties, land grading covers bigger areas: pasture to lawn, cleared woods, or a building pad. We grade with machines where they fit and finish by hand near the house, walks and beds.

Topsoil

Not every yard needs imported topsoil. If there is a few inches of workable soil, loosening and amending it may be all it takes. Where the yard is bare clay, we spread topsoil to an even depth, work it into the surface so it does not sit as a separate layer, and roll it lightly so it does not settle into dips later. A soil test helps decide on lime and fertilizer.

Drainage fixes

Rolling ground means a lot of Raleigh yards take water from the lot above. If a low spot stays wet, we can trench in a French drain or a solid pipe from a yard inlet to a safe outlet, then regrade and seed over it. Downspouts that empty onto bare soil are a common cause of gullies, and extending them is often part of the fix.

Ready for seed

When the grade is set, we rake the surface smooth, remove rock and roots, and either seed right away or hand it off ready for sod. Doing the dirt work and the hydroseeding as one job keeps the finished grade from washing before the grass is down.

Fine Grading & Topsoil Questions

How many yards of topsoil does a bare clay lot need?

It depends on what is there now. Bare, packed clay benefits from a few inches of topsoil worked into the surface; a yard with decent soil may only need loosening and amending. We measure on site and put the quantity on the estimate.

What is the difference between rough and fine grading?

Rough grading moves larger amounts of dirt to set the basic shape. Fine grading is the final smoothing and pitch that gets the surface ready for seed or sod.

Water collects by my foundation after storms. Can you fix that?

Usually. We reshape the ground so it slopes out from the house, extend downspouts and, where needed, add a drain. First we trace where the water is coming from.

Do you haul away extra dirt?

Yes, when a job leaves surplus soil or debris. Hauling is listed on the estimate.

Do you call 811 before digging?

Yes. Utility locates are requested before any trenching or excavation.
